
Rental Applicant Requirements
Minimum credit 600
Deposit equal to 1x the monthly rent due at signing.
Household income 2x the monthly rent in gross,
No felonies in the last 5 years,
No evictions in the last 7 years,
Must not exceed 3x late rent payments in the last 12 months with current landlord,
No open collections accounts totaling more than $2,500 to a prior landlord or $5,000 in aggregate for all collections accounts.
For applicants with credit scores between 550-599, Can be conditionally approved with larger deposit totaling 2x the monthly rent OR co-signer with credit meeting our rental requirements for approval
For applicants without credit history: Can be conditionally approved with larger deposit totaling 2x the monthly rent OR co-signer with credit meeting our rental requirements for approval.
For applicants not meeting income requirement: Can cure with larger deposit totaling 2x the monthly rent OR verifiable documentation showing applicant has funds available totaling 24x the monthly rent or more.
