These are the standards we apply to every applicant. Individual properties may have additional requirements set by the owner — confirm with the property manager for the specific unit you're applying to.

600 minimum
Pulled as part of the screening report.
Household Income
2× monthly rent
Gross income, verified via pay stubs, tax returns, or offer letter.
Security Deposit
1× monthly rent
Due at lease signing for standard approvals.
Criminal History
No felonies in 5 years
Colorado statutory lookback maximum.
Eviction History
No evictions in 7 years
Including filings that resulted in judgment.
Rental Payment History
Fewer than 3 late payments
In the last 12 months with your current landlord.
Open Collections
Under $2,500 / $5,000
No open collections over $2,500 from a prior landlord or $5,000 total across all accounts.
We understand that life doesn't always fit a single formula. Several paths to conditional approval are available depending on your situation.
Credit score 550–599
Conditional approval available with either a 2× monthly rent deposit OR a qualified co-signer.
No credit history
Conditional approval available with either a 2× monthly rent deposit OR a qualified co-signer.
Income below 2× rent
Conditional approval available with either a 2× monthly rent deposit OR verifiable funds totaling 24× the monthly rent.
Bergan & Co complies with Colorado source-of-income protections and accepts housing vouchers and public assistance. If you receive a subsidy, please contact our office with your name and the property you're interested in. We'll provide a separate subsidized application tailored to your situation.

You have the right to submit a qualifying Portable Tenant Screening Report (PTSR) in lieu of paying our $20 application fee. We will not charge you any fee to access or use your report.
Send your PTSR and the specific unit you're applying for to Berganrealty@berganco.com.

If you receive Supplemental Security Income (SSI), Social Security Disability Insurance (Title II), or Colorado Works Cash Assistance, do not fill out the standard application. Please email Berganrealty@berganco.com with your name and the property you're applying for, and we'll provide a separate application designed for your situation.
