Housing Voucher – Section 8 Update
Foothills Regional Housing, which provides Section 8 housing vouchers, has warned landlords of potential payment delays due to federal funding uncertainties and HUD staffing cuts. While HUD funding cuts seem unlikely, Foothills is preparing for the possibility. This raises concerns for both tenants and landlords.
In Colorado, landlords cannot evict or charge late fees if a voucher provider fails to pay rent, leaving landlords in a difficult position. Additionally, landlords are generally required to accept Section 8 tenants, but if voucher programs lose funding, it’s unclear whether they would still be obligated to do so. Legal guidance would be needed if this situation escalates.
